Based on our experience, we have found that smaller units (one to two bedroom) are better suited for short-term and medium-term rentals and have the best chance of higher profitability . Our primary focus is providing medium-term housing for traveling nurses and medical professionals who require shorter stays in Houston. During the two to three-week intervals between medium-term stays, we take the opportunity to short-term rent the space and maximize profitability.

Our analysis reveals that larger properties tend to experience higher vacancy rates compared to smaller ones. The optimal configuration appears to be properties with two to four smaller units, featuring separate entrances and outdoor areas. Investing in shared amenities like pools or hot tubs for multiple short-term guests is not advisable. Properties with a backyard, even if it's a small area, tend to enjoy greater occupancy due to Airbnb guests seeking pet-friendly accommodations.

GALVESTON ADVICE

From our experience, you need at least one of these three to have a successful STR in Galveston. Either a great view, a good view with accessibility to the beach or a pool/hot tub or other desirable amenities that would separate your listing from others. If you don’t have one of those, it will be hard to differentiate yourself from the competition.

Every STR investment search should begin by adopting the viewpoint of a potential guest. When you are looking for a place to stay, it's often tempting to allocate a slightly higher budget for the added benefits that are typically unavailable at home, such as a pool, hot tub, beach view, or proximity to the beach. Moreover, guests specifically filter their searches for keywords like "pool," "beach view," or "hot tub," which can exclude listings lacking those features. It’s simply finding a way to separate yourself from your competition.

As far as east versus west on Galveston island goes, they are definitely different vibes. The East End boasts a more upscale and contemporary ambiance, highlighted by recently constructed properties and amenities and three condominium complexes: Islander East, Palisade Palms, and the Galvestonian. This area feels more tranquil, benefiting from its positioning with all roads located behind the condos, thereby eliminating road noise between guests and the beach. For the west side of the island, there are many great beach communities that have both beach access and incredible views that lend to a successful short term rental. Many of these beach communities have an original Galveston BOI (born on island) vibe. As you venture further to the West end of the island, it feels more suburban and includes the planned community of Pointe West. From here, it is usually less crowded as you head west, which is a big draw for guests and families to enjoy these beaches. Lastly is Jamaica beach, well located and the proximity to town doesn’t seem to be of issue to most guests. It is its own little community and there are a few shops, bistros, restaurants and bars that are walkable in the area.
